Complex 'Saint Nicola' 

This new luxury apartment complex is located in a most popular neighbourhood of Varna and offers magnificent views of the Black Sea and local beaches. It consists of two detached residential buildings, carefully situated and designed to provide sea views from each apartment. The main living-room and bedroom face south-east - thus enhancing their open and sunny aspect and creating a warm and welcoming environment. Between the two buildings provision has been made for a sports area with a swimming pool of 11.00 x 3.50 metres and an open terrace for relaxaxtion and sun-bathing. The southern part of the grounds will be planted with an assortment of shrubs - to create a small wood, with the remainder laid to lawn. The buildings will be finished to very high standards and incorporate all the faciliites and communication functions you would expect from a development of this style and quality.

Finishing standard

1. Walls – the external partition walls are made of ceramic cavity bricks 25 cm thick, an external insulating layer consisting of 5 cm expanded polystyrene/Styrofoam and a facing of limestone slabs 60/ 40 cm in size. The inside walls in the bathrooms and toilets are covered with tiling, while in the other rooms they are painted with latex.
2. Ceilings – suspended ceilings of water-repellent plasterboard and latex in the bathrooms and toilets; in the other rooms the ceilings are plastered and painted with latex. The rooms are 2.65 m high.
3. Floors – parquet in the living-rooms and bedrooms, floor tiling in the corridors, the bathrooms and toilets and on the balconies, stone pavements to the staircase.
4. Doors
Pedestrian entrance to the complex with a self-closing door and locking mechanism, as well as access to the parking lots in the basements of each building by means of an automatic door and 9-14% access ramp for automobiles.
Entrance double doors of 160/ 210 cm in size. Entrance hall 430/480 cm large, from which there is access to the main staircase of the building, the elevator, the staircase leading to the basements is serviced by a metal door equipped with a self-closing mechanism and fire-resistant for 72 minutes. Reinforced entrance doors for the apartments with four-point locking system.
5. Windows – PVC (SCHUCO, system CORONA AS60).
6. Facades – facings of limestone slabs of 60/ 40 cm, as some parts of the facade are covered with facings of HPL boards of 6 mm in thickness. The balustrades of the terraces and in front of those parts of the bedrooms and living-rooms which are glazed to the floor are made of a combination of stainless steel and decorations of triplex glass. Provisions have been made in the architectural design for window boxes to be placed in front of the glazed parts of the bedrooms on the south facade. Provisions have also been made for pergolas, made of metal construction and HPL strips 40 mm thick, to be placed over the terraces on elevations K+5.70 and K+8.55. Sun-protecting elements of a similar structure are to be placed in front of the kitchen windows on the south-west façade and in front of the glazing of the staircase where the external bodies of the air-conditioning for each apartment will be installed.
7. Bathrooms and toilets – suspended ceilings KNAUF 9mm water-repellent plasterboard and standard design with Spanish floor tiles and faience, bathroom and toilet equipment.

Installations

1. Elevators – elevator shaft with dimensions 160/ 190 cm, doors 80 cm wide with the ability to serve disabled people.
2. Ventilation – exhaust ventilation of all bathrooms and toilets, equipped with individual fans; Ventilation of the underground car park and the storerooms in the basement.
3. Heating – full gas-supply to each apartment, as well as air-conditioning system with individual VRV systems for each apartment. The air-condition's bodies should be purchased additionally.
4. Water supply and sewerage – water-supply pipeline made of polypropylene and polyethylene pipes, sewerage of PVC pipes and noise-proof shafts.
5. Electric installation – power-supply and lighting installations made according to a design approved by DAG and in compliance with the Bulgarian National Standard.
6. Telecommunications; Internet – with the option to choose a provider, internal cables to the living-rooms, bedrooms and children’s bedrooms;
7. Cable TV - internal cables to the living-rooms, bedrooms and children’s bedrooms, connection to a cable TV operator.
8. Door-bell and intercom system – provided for each apartment.

The whole development will be completed by the end of March 2007.
