  • We consult our clients about their choice of property, considering their individual needs and preferences:

- We give you current information about the state and tendencies in the fast developing market of real estates in Bulgaria;

- Our customers have full access to our daily updated database of all types of properties, located all around the country;

- We seek, select and make a short list of offers, responding Your personal criteria for the searched property. For this purpose we do not work only with our database, but we use our broad network of contacts in whole country.

  • We intermediate in the process of purchasing all types of real estate in Bulgaria

- We make our customers familiar with Bulgarian legislation, concerning the    ownership of property by non-residents of Bulgaria;

- We investigate the property and verify if all needed documents for the purchase are regular;

- We sign a preliminary purchase-contract with the owner of the selected from the client property;

- We completely represent our clients to all public institutions, legal entities and physical persons, directly associated with the realization of the purchasing deal;

- We assist our clients in the accomplishment of all procedures and formalities, concerning the acquisition of property ownership

- We protect our clients’ rights!

  • We arrange the stay of our foreign customers in the country:

- We meet our clients at the airport;

- We accommodate our clients at the booked hotel;

- We organize views of the selected properties and give detailed information about them;

- We organize sight-seeing tours for our guests around interesting local places.

  • We can build your home, as well as conduct different building and repair works; consult you about interior design and furnishing;
  • We take care of Your property - property management:

- We organize and supervise the maintenance of the property (cleaning, security, ground care etc.);

- We periodically inform You about the current state of Your property;

- We eliminate property damages and plan what activities should be undertaken in emergency situations;

- We represent You to suppliers of routine consumption services (water, electric power, central heating, telecommunication services, security) and pay the consumption bills of the property on Your behalf and expense.


Our fees and commissions:

  • Service fees:

During the initial meeting in Bulgaria, clients will be required to make a payment of £50 to initiate their property search and viewing trip. This payment will contribute to the costs connected with viewings for our clients. The payment of £50 will be offset against the buyer's commission due on the completion of any sale, within a maximum period of six months. It will not be refundable in any other circumstances.

  • Buyer's commission:

Clients will be required to pay the appropriate buyer's commission at the time of signing the preliminary contract. The current commission scale being:

  • 4% for properties up to 35 000 EURO - with a minimum commission fee of 1000 EURO
  • 3% for properties over 35 000 EURO
  • * Please note:  If the appropriate buyer's commission is not received at the due time, the right not to transact legal completion of the purchase is reserved.

    • Company Registration:

    Due to the restrictions placed on foreigners, individuals are not able to buy land. However, if you register a Bulgarian Limited Liability Company, with yourself/yourselves as directors, the Company is legally entitled to own land. Our associates  lawyer's are able to undertake all work necessary to complete this on your behalf for a fixed fee of 600 Euros. 

    During the period of processing and incorporation of your Company to the Commercial registrar of the district court, a Company titled Bank account must remain open and hold a minimum deposit of 3500 leva (c. £1250). When the company is ready you can close the account and withdraw the money.

    • Additional costs for finalizing the deal:

    Buyers of Bulgarian properties are also required to make the following payments - 

    - Municipal Tax: 3% of the property purchase price. 

    - Regional Court Tax: c. 0.1%

    - Notary Fees: 0.1% - 1.5%
